Rental Application Guidelines & Qualifications
Directions for Filling out Rental Application:
- Go to “Availability” tab and select “Apply Now” under the property that you are interested in.
- When applying for any of our properties, photo identification is required for applicants that are 18 years of age or older.
- WE ENCOURAGE APPLICANTS TO VIEW PROPERTIES BEFORE SUBMITTING APPLICATIONS
- A NON-REFUNDABLE $85.00 application fee per person that is 18 and over.
Rental Application Qualifications:
- Credit Check: No prior evictions within the last 5 years, no accounts in collections related to previous landlords, no bankruptcy filings, and no repossessions
- If you are making payments we check to see if you are making those payments on time. (ex: car payment or credit card payments)
- Background Check: No felonies
- 12 Month rental verification
- Make at least 3 times the rent per month (ex: $700 rent X 3 = $2,100 or over per month) We require 2 current paycheck stubs per applicant that is 18 years of age or older.
- If you are a new employee to a company and you have not received a pay stub to date, you must provide an employment offer letter. Offer letters are required to be on company letterhead and must include the following information: position, start date, guaranteed working hours per week, rate of pay, employee status, HR or managers contact information and signatures by all parties.
- Bank statements are not proof of income
- No pets are allowed at any of our properties (Inside or Outside)
- Give us a call to set up a walk thru.
AUTOMATIC DENIALS
- Actively under eviction with your current landlord for any reason
- Owe previous or current landlords money
- Have been sent to collections due to money owed
- If you do not meet the income requirement
- Providing false information
